Would You Recommend Buying A Motel?

As somebody who works in the motel business, motels for sale always interest me. I have been buying and selling motels for decades and I have certainly learned a lot in the last thirty years. People always ask me for advice and want to know if the motel business is a good one to get into. Well, you do sometimes need to have nerves of steel, especially considering the pandemic years and the unexpectedness of everything, but the absolute answer is always, yes. The motel business is an interesting one, it does require skill, thought and consideration, and always, due diligence. As I am experienced in the motel industry I feel that I know immediately if something is a good deal or not, but I would not advise you to go on your gut feel, especially if this is new to you. Do the necessary research before making a purchase.

What to look for in a motel

Use a commercial property buy sell app and narrow down the motels that appeal to you. Actually, you might want to look at the motels that also do not appeal to you; you never know when you are going to come across a good deal. Then, this is what you need to look out for:-

• Location. How close to the highway is the motel? Many long distance travelers just want to zip off the highway and get a room for the night.

• Facilities. You need a reception area, a restaurant and a coffee shop.  A lounge is always an added bonus.

• Rooms. Are there sufficient rooms so that you can do a rapid turnover, are the rooms in decent condition and how are the bathrooms?
